Do you think most Investors using (cash) to purchase Real Estate bypass the Real Estate agent?

Do you think most Investors using (cash) to purchase Real Estate bypass the Real Estate agent?

I have always wondered about this question when it comes to Investors purchasing Real Estate.

Investors can hire an Attorney if they don't already have one in their firm to write up the RE contract for as little as 300 dollars. By doing this the Investor can negotiate a lower price when purchasing because the seller doesn't have to pay a commission to a RE agent.

Also Investors interested in purchasing RE can get a list of REOs from banks and make offers on properties using cash and a Attorney.

I seriously believe that most Investors using (cash) to purchase RE are hurting our industry because we are not making any money from their transactions.

Now I know there are some Investors that do use an agent, but this post is about the Investors that (don't)!

What is you opinion on this matter?

Do you really want to purchase a home or are you pulling my leg?

Do you really want to purchase a home or are you pulling my leg?

There are so many people that are interested in purchasing a home, but how many of these people are on the up & up?

Sure they have between a 700 to 800 FICA score, have been qualified to purchase a home from 2-3 different lenders and have also signed a "Buyers Agency Agreement" form, so does this mean their serious?

There are quite a few people that are playing the game when it comes to wanting to purchase a home, but that's just what their doing playing a game.

Do agents need a (Six Sense) to be able to pick up on these types of game players?

Are there any (Red Flags) that come up when people are just playing the game when it comes to purchasing a home?

Now before I go into this post any further I would like to let everyone know that I do (not) like crime in any form, and this post is only about the changes that have taken place in Las Vegas Nevada!

Back in the 50s, 60s and 70s the Italian Mafia ran a huge part of Las Vegas Nevada and still have some connections even today. And one of these Mafia Kingpins was "Bugsy" and I posted about Bugsy some time ago and here is the link below ............

Now after the opening of MGM City Center and some of the other newer hotels people can really see where Corporate America is starting to change Las Vegas Nevada.

Now do you think this change is good?

I have spoken to many, many locals that have lived here all their lives and they mentioned to me that years ago when the Mafia had more control over Las Vegas it was a better and safer city to live in. I know Las Vegas has really grown but so has the (police force). Back when the Mafia ran Las Vegas, when you either owed money or harmed their families in any way they would either beat you or (Whack You).

Now days when some one owes money or harms someone elses family the authorities slap your hands and tell you don't do that again or either draw it out in courts with attorney's, judges, etc.

Now don't get me wrong I don't believe in (Murder) but I believe that if the United States has laws and the punishment is to lenient then people will continue to abuse the system and get away with these crimes.

What is your opinion on this issue?

I believe there are way to many laws in this country and the only ones getting rich are the Attorney's and everything connected to them.

You wouldn't want to sell this guy's home!

A friend of mine called me several times over the week and I was to busy to answer his phone call, he did leave a message and his message was that he wanted to purchase a home and to call him right away.

I have known this person for around 30 years now and he use to work for one of my fathers companies back in the Midwest.

I called him yesterday and this is what he told me .............

He said he wants to purchase a home in Las Vegas Nevada and wants to pay (Cash) for it, and he was talking very fast and wouldn't let me get a word in.

Then he told me that home owners are having problems selling their homes and they have been on the market for years, and he wasn't going to pay a Real Estate Agent any commission for helping him find a home. He told me the most he would pay a agent to help him would be around $1,000 dollars.

I finally was able to get some words into the conversation and mentioned to him that when he purchases a home he doesn't pay any commission, the home owner does. He said well good because Real Estate Agents don't do enough work to be payed anymore than $1,000 dollars, where did my friend come up with this figure?

And "Thank God" he didn't call me to sell his home, I would have to tell him ..........

"No Thank You"
